Most "gutter cleaning" services in KL just scoop the leaves and leave. We rod the downpipes, flush the biofilm and check the brackets — because a clear gutter that ends in a blocked downpipe still floods your eaves.
Why gutters fail in Malaysia
It's not the leaves. Our climate is too wet for piles of dry leaves — it's the biofilm. Wet leaves break down into a sticky algal mat that lines the gutter, blocks the downpipe outlet, and starts to corrode galvanised steel from the inside. By the time you see water spilling off the eaves, the gutter is already past its prime.
That's why an annual clean isn't really about leaves. It's about flushing the biofilm before it can do structural damage.
What our gutter service includes
- Hand-clear of all debris — leaves, twigs, lost frisbees, nesting material. We bag and remove from site.
- High-pressure flush of the whole gutter run, pushing biofilm to the downpipes.
- Downpipe rod-out. Each downpipe is rodded with a flexible auger to clear blockages we can't see from above.
- Bracket & fall check. We re-secure loose brackets and check that water actually runs to the outlets (a surprising number of gutters in Malaysia don't).
- Outlet inspection. Where the downpipe enters the ground drain — usually the real failure point.
- Written summary with photos, sent the same day. Notes anything we'd want to come back to.
When to schedule it
Twice a year is the textbook answer. In practice, once a year — in September, before the November monsoon — is what most KL homes actually need. Shoplots and commercial roofs with parapets we recommend quarterly.
Maintenance contracts
We run annual maintenance contracts with a fixed price, two scheduled visits, and a discounted call-out rate if anything goes wrong in between. Worth it for landlords managing multiple properties.
