When a roof is past restoration, replacing it is usually cheaper than continuing to patch it. We handle strip-off, structure, sheeting, ridges, flashing and clean-up as a single fixed-price project.

When replacement makes sense

If your roof is more than 25 years old, or you're seeing leaks in more than three locations, or you're planning a major renovation anyway, a full replacement usually beats restoration on lifetime cost. Replacement is also the only sensible answer when the roof timber has rotted, or when sheeting has corroded through.

The systems we work with

  • Clay & concrete tiles — Monier, Marleys, CSR. The classic Malaysian residential roof. Heavy, durable, 50+ year service life if installed correctly.
  • Metal sheeting (Cold-rolled / Zincalume / Colorbond) — lightweight, fast to install, common on shoplots and modern bungalows. We screw, not nail.
  • Composite shingles — increasingly popular for villa-style homes. We're an approved installer for two manufacturers.
  • Flat-roof membrane (TPO / EPDM) — for low-slope sections, balconies and terraces.

What a Criptora replacement includes

  1. Full strip of old roofing material, with bin-and-disposal sorted by us.
  2. Structural inspection of trusses, purlins and battens. We replace anything rotten before re-covering.
  3. New underlay, insulation (if specified) and ventilation as needed.
  4. New roofing material — tiles, sheeting or shingles — fastened to manufacturer spec.
  5. New flashing, ridge caps, valley liners and gutters where required.
  6. Daily clean-down, magnetic nail sweep and final handover with photo log.

How long does it take?

A standard double-storey terrace runs 4–6 working days. A single-storey bungalow is typically 6–9 days. Larger commercial projects we'll cost and schedule individually. We work around the weather — if the BMKG forecast is wet, we'll defer rather than rush a job that needs dry adhesive.

How a replacement quote is built

Quotes are itemised: square metres of sheeting, number of tiles, metres of flashing, hours of crew time, disposal cost. There are no "miscellaneous" lines. If you want to supply your own tiles, that's fine — we'll drop the materials line and just quote labour.
