Roof restoration — clean it, fix it, recoat it. In that order.
If the structure is sound but the surface is tired, restoration buys you another 10–15 years for a fraction of the cost of replacement. We treat moss, replace broken tiles, re-bed ridges and recoat the lot.
The five-step restoration we run
- High-pressure clean. 3,500 psi water-blast removes moss, mould, biofilm and the original surface oxidation. We tarp gutters so the runoff doesn't block them.
- Inspection & repair. With the roof clean we can see actual cracks, broken tiles and corroded fasteners. We replace, refasten and re-bed as needed.
- Ridge re-bedding & pointing. The mortar bed beneath ridge caps is rebuilt with flexi-point — far more durable than traditional sand-cement in our climate.
- Primer coat. A purpose-formulated primer binds to the cleaned surface. Skipping this is the #1 reason cheap restorations fail in 2 years.
- Two top coats. Acrylic membrane top coat in the colour of your choice, brushed and rolled by hand on awkward sections, sprayed on large open areas.
What restoration won't fix
Restoration is a surface and small-repair treatment. It won't replace failed structural timber, it won't fix sagging trusses, and it won't extend the life of corroded metal sheeting that's already perforated. If we find those during the inspection step we'll tell you straight, and credit the clean-down fee against a replacement quote.
Colour, finish and the heat question
A lot of Malaysian homeowners ask whether a light-coloured restoration will reduce attic heat. The honest answer: yes, but less than you'd hope. A white restoration on a tile roof drops attic peak temperatures by around 4–6°C on a sunny KL afternoon — useful, but not transformative. If heat is your main concern, talk to us about ventilation tiles or radiant barriers as well.
How long the work takes
A typical double-storey terrace is 4 days: one day clean, one day repair, two days coating. Bungalows run 6–8 days. We can't work when it's actively raining (the coating won't cure) so we leave weather days in the schedule for monsoon season.
